DAVID L. GUY, Principal
Mr. Guy possesses a very extensive history in land and residential development, including high-level positions at The Fortress Group, as Eastern Regional President, Arvida/JMB, as President of several different regions, Arvida Homes, as President and Founder, and Arvida/Disney, as CFO.  Mr. Guy also served as Vice President of Corporate Development and Assistant to the President of Pulte Home Corporation, the largest homebuilder in the US. 

Mr. Guy has developed over fifteen master planned communities.  He has been directly involved with all aspects of development of over 37,000 acres of land and over 71,000 residential units.  In conjunction with his residential experience, he has developed over 10 million square feet of commercial space, over 5,000 apartment units and seven golf courses and clubhouse facilities. 

Prior to GS Companies, Mr. Guy was directly involved in the development of such high profile projects as Weston, Wesmere, Heathrow, The Moors, Country Walk, Lakes of the Meadows, Sawgrass Players Club and Jacksonville Golf and Country Club, among many others.  He is very experienced in Community Development Districts (including Florida’s CDD’s, Virginia’s CDA’s and South Carolina’s Special Assessment Districts), as well as other development bond financing structures.  Mr. Guy served on the board of the largest CDD in Florida, the 10,000-acre Weston Community, and is an advisor to financial institutions regarding repositioning of development districts.  Mr. Guy is the founder of GS Companies.

JOSEPH J. CEBINA, General Manager GS Carolina, Licensed NC General Contractor
Mr. Cebina has over 18 years of professional experience with the past 8 years involving all aspects of real estate development including: Land acquisition, Feasibility Analysis, Land Planning and Entitlement, and Development Management.  He spent the first 10 years of his career in other industries in management positions including: marketing, business development, project management, and finance.

Mr. Cebina is currently the General Manger of GS Carolina’s Raleigh office.  He has developed and managed one of the most successful developments in North Carolina, a 1,000 acre Master Planned Community called Amberly in Cary. When complete, Amberly will have over 4,000 residential units and over 280,000 square feet of commercial space.  The project set the sales record in its market in 2007, and in 2008 Mr. Cebina was named Developer of the Year by the North Carolina Chapter of the Community Associations Institute.  In addition, Mr. Cebina has assisted multiple banks in assessing and managing special/REO assets, and has worked with private equity firms in identifying investment opportunities in North Carolina.

Prior to joining GS Carolina, Mr. Cebina was Director of Market Development at Pulte Homes.  While at Pulte, Mr. Cebina was involved with expanding the company’s market share in North Carolina, performing various feasibility studies, and aligning development, construction, and sales efforts with market requirements.

Mr. Cebina also spent seven years as a management consultant with BDO Seidman and FMI Corporation where he assisted C-level managers in several construction, manufacturing, and distribution companies with strategic planning, growth and acquisition management, operational improvement, and succession planning.  He is also a technology start-up veteran serving as head of business development with Alerts, Inc.  Mr. Cebina began his career as a project engineer for Amoco Oil Company where he worked on a variety of capital construction projects.

Mr. Cebina’s diverse background brings a unique perspective to the real estate development industry. His work in engineering, the construction industry, home building, and technology has enabled him to understand the strategic as well as tactical implications of the business to effectively coordinate and manage the development process.

ROBERT H. DAVENPORT, Development Manager GS Carolina
Mr. Davenport’s real estate development experience includes Project Management, Budgeting and Accounting, Municipal Relations, and Community Sales and Marketing.  He has been involved in projects throughout North Carolina as well as in Virginia and Florida.

Since 2006, Mr. Davenport has served as Development Manager for GS Carolina focusing on field operations and overall project management responsibilities on assets totaling 5,300 acres, with 8,800 residential units and 3 million square feet of entitled commercial space.

Prior to joining GS Carolina, Mr. Davenport served as a Senior Financial Advisor at The Vanguard Group, where he provided investment guidance to high net worth clients.  He is currently pursuing an MBA at the Kenan-Flagler Business School at the University of North Carolina-Chapel Hill while working full time.
